Project Broadway: A Cozy Cottage Reimagined

Nestled on a tree-lined street in Eastside Costa Mesa, this charming home on Broadway had all the makings of a perfect cottage—it just needed a little love. Our client had lived here for years and was ready to breathe fresh life into the space. Her vision was clear: she wanted a home that still felt cozy and familiar, but with better functionality, updated finishes, and a calmer, more refined aesthetic.

A Full-Scale Transformation — Inside and Out

From the very beginning, we approached this project as a full reimagination. Every corner of the home—inside and out—was touched with intention. New floors were installed throughout to create a sense of warmth and continuity, setting the foundation for a more cohesive flow from room to room. On the exterior, we refreshed the entire façade with a soft new paint palette, custom shutters, and updated lighting, giving the home a fresh, welcoming presence that feels true to its cottage roots.

A Heartfelt Update to the Kitchen

While the kitchen layout remained the same, we knew this space had untapped potential. By layering in thoughtful upgrades, we turned it into a beautifully functional centerpiece of the home. We introduced warm marble countertops, added a drawer-style microwave to save counter space, and selected Thermador and Sub-Zero appliances to bring performance and longevity to the everyday. An enameled cast iron farmhouse sink brings a touch of vintage charm and everyday durability to the heart of the kitchen and champagne bronze finishes add a soft elegance and subtle contrast against the cabinetry, making the whole space feel timeless and inviting.

Just off the kitchen, we created a new bay window seat—a cozy little nook that’s become one of our favorite moments in the house. It brings in natural light and offers the perfect spot for morning coffee, reading, or simply taking a breath.

Layered Details in the Bathrooms

In the powder bath, we brought in a gentle touch of color with a custom green vanity, accented by a graceful arched foot detail that nods to traditional craftsmanship. It’s a small space, but it carries a big personality—balanced, grounded, and full of charm.

The primary bathroom received a full refresh as well. We installed checkerboard tile flooring to add a playful yet sophisticated base, then layered in cottage-inspired plumbing fixtures and a custom white oak vanity. A new shower/tub combo made the space feel both functional and luxurious, blending modern needs with a warm, classic aesthetic.

A Home That Feels Like Home Again

One of the most rewarding parts of this project was helping our client fall in love with her home all over again. She wanted a space that honored the memories already made here, but also supported her day-to-day life with more ease and beauty. By working closely with her vision—and layering in Dwelle’s approach to tranquility, texture, and livability—we were able to create a space that feels fresh, personal, and deeply grounding.

Project Broadway is a reminder that when thoughtful design meets personal intention, a beloved home can be transformed into something even more meaningful—one that honors the past while embracing the present.
